        Today, paying attention to worn urban textures along with fixing their instability, has become a serious and pivotal issue, that the relevant organizations urge to organize and regenerate the mentioned tissues and also the need to intervene in these texture in different course of time has been emphasized. Therefore, due to the importance of the issue, this research has evaluated the urban regeneration in the worn texture of neighborhoods mahshahr port with social-cultural and physical-environmental approach. The research method in terms of the goal characterizes developmental-applied and in terms of methodology is placed in the group of combined researches. The statistical population of the research is the residents of eight neighborhoods of Mahshahr's port worn fabric and the statistical sample of 386 people is considered according to Cochran's formula. The findings of the research show that physical-environmental component with an average score of 3.85 and social-cultural component with 3.83 have played a crucial role in the non-realization of urban regeneration. This is Also worth considering, based on the results of the Pearson correlation coefficient, there has been a significant relationship between social-cultural and physical-environmental indicators but their intensity of correlation and significance in socio-cultural index with 0.794 points and the physical-environmental index has score of 0.854.         Today, one of the major destabilizing challenges of the country's cities is a type of urbanization with acute problems known as informal settlements or marginal settlements and worn-out structures inside these settlements. The general situation of urban life in developing countries has created a worrying situation during the past decades. This research was conducted with the aim of analyzing the policies of organizing worn-out fabrics in the informal settlements of Pars Abad city. This research is applied in terms of targeting and descriptive-analytical in terms of method. In order to collect data and information, two methods of library-documents and field method of survey have been used. The statistical population of this research is 384 residents of Pars Abad city. In order to analyze the obtained data and information, Spearman's test was used in Spss software. The findings showed that the organizing policies in the worn-out informal settlements of Parsabad, Moghan city are not in a good condition and all 4 organizing policies (renovation, improvement, protection and prevention of degeneration, identification) and their indicators and success rate. are not in good condition. The results of the evaluation of the questionnaire through Spearman's test showed that there is a significant relationship between organizing policies and good urban governance in such a way that various indicators of organizing policies such as renovation, improvement, conservation and prevention of degeneration, policies Identification and related topics such as policy effectiveness, policy effectiveness, policy appropriateness, public acceptance and public education, location identification, attention to distributive justice and information at the level of context and attention to the problem of poverty at the level of informal settlements, all They have a high impact on governance. The low quality of life in such worn places can create the condition for the social disorder and crime. Improvement and renovation of such texture are in the agenda by organizations and institutions responsible for urban development management.This article reviews various approaches and theories regarding the urban renovation and describes the issues of worn textures and the causes of its emergence.         Introduction and Objective: The purpose of this research is to measure the dimensions of urban quality of life in the context of the worn out texture through objective and subjective aspects and ultimately provide a solution for improving the quality of urban life in the context of the worn-out texture of the Ali Abad neighborhood of Khorramabad city. Methods: The present research is based on the initial data. In order to collect the initial data, a sample survey was conducted in the studied area.380 questionnaires were prepared to determine the quality of life in the territory of the worn out tissue. Results: The findings of this study showed that transport, housing, urban governance and recreational accessibility have the greatest effect on the level of life satisfaction in the worn out tissue. By planning for the improvement of these components, the level of life satisfaction can be found in this area has been raised. Conclusion: Physical variable is effective on mental aspects of quality of life. That is, by increasing a standard deviation in the variable of physical dimensions, the amount of life satisfaction and mental dimensions of quality of life will increase the same amount.         Background and Objective: Many cities in our country, including Tehran, are facing the phenomenon of obsolescence and inefficiency of urban neighborhoods. Such areas can have devastating environmental, economic, or social effects. In the current era, proper management of such urban spaces requires up-to-date and valid data. Due to the large size of outdated and inefficient neighborhoods, collecting and updating this amount of data by organizations is time-consuming and costly. Therefore, using the capacity of citizen participation is a good opportunity for city managers, which is the main purpose of this research. Material and Methodology: Citizen-centered GIS strategy has been introduced in recent years, and in many applications, enterprise location data acquisition has been replaced by volunteered geographic information (VGI). This research presents an object-oriented design for collecting spatial information about urban deterioration. Accordingly, a web-based implementation based on open-source components is on the agenda. Findings: With the help of the proposed solution, first, spatial information can be collected in a categorized and thematic manner. According to the definition of worn-out texture, ten different classes were considered in the object-oriented approach, which include undesirable paths, unsafe and old buildings, ruined and dirty lands, narrow access networks, and places for offenders and addicts. A web-based system was also implemented based on open-source frameworks such as Django and components such as GeoDjango, PostGIS, and OpenLayers. Discussion and Conclusion: Citizen science is a new approach to collecting spatial information on worn-out tissue. The result of the implementation of the method used is the rapid and low-cost provider of information and enhances the role of experts in municipalities and urban design organizations, mainly professional supervisors instead of data providers. Among these, urban regeneration is an important strategic choice in promoting urban development worldwide. In recent years, the integration of sustainability principles into urban regeneration has become increasingly important. Increasing attention to economic, social, environmental and physical aspects also affects urban regeneration policy. In particular, the search for new ways to regenerate cities in a sustainable way has led to the concept of sustainable urban regeneration. The purpose of this study is to assess the factors affecting sustainable urban regeneration in the dilapidated fabric of Urmia. Methods: The research method is descriptive-analytical and survey and applied in terms of purpose. In data analysis, structural equation analysis using factor analysis with SPSS and AMOS software was used. Results: The results showed that the environmental index with direct impact with 0.712 and indirect with 0.285, physical index with direct impact of 0.695 and indirect with 0.283, economic index with direct impact of 0.616 and indirect with 0.195 And social index with direct effect of 0.537 and indirect effect with 0.128 have been effective in sustainable urban regeneration of the worn texture of the central part of Urmia. Discussion and Conclusion: As a result, environmental, physical, social and economic indicators that were examined in this study. The purpose of this research is to identify the key success factors in the realization and formation of regeneration management in the central context of Mashhad metropolis. The present research is an analytical description of an applied type. The method of collecting information is library and field. (There were field surveys including the distribution and completion of questionnaires by experts and city managers and citizens living in the area of Thaman in Mashhad, which is between 376 citizens of Mashhad and 152 experts and city managers. It has been distributed in the form of simple random sampling. In order to analyze the data in the quantitative part, one-sample t-test, paired t-test, and Friedman's ranking test were performed using SPSS and Lisrel software. The results of the assessment of the situation of the regeneration management at the level of the worn-out texture of the city center have been evaluated in an unfavorable condition. In this research, using ASTER satellite images of 2007, the worn-out textures of Kerman city were identified using SVM. In this study, the kappa coefficient of 76% was determined for all classes and the kappa coefficient of 59% was identified in Kerman. The results showed that the support vector machine classification method has the ability to detect nearly 45% of the worn tissue of the area. This identification showed that the support vector machine method could not work very well in identifying the area of five worn-out urban fabrics. As a result, the heritage of the area was identified with the control points in the worn-out fabric by field investigation and matching Google images. In this process, in addition to environmental-physical aspects, the socio-economic dimensions of the inhabitants of worn texture are considered. So, human factors and their participation in the improvement and renewal of these textures are very important and recognition of the participatory tendencies and factors affecting the promotion of their participation is essential. Accordingly, the main purpose of this study was to explain the factors affecting people's participation in the improvement and renovation of the worn texture of the Kheirabad neighborhood of Birjand city. This is a survey research by descriptive-analytical method and a questionnaire is used to data gathering. The population of the study was 1123 households living in Kheirabad neighborhood. Based on the Cochran formula, 163 households was calculated as sample size which selected randomly. The Mean and standard deviation used to describe the data. Data analyzing do by one sample T-test, Pearson correlation, multiple regression and path analysis. According to findings, respondents have the highest tendency to participate in decision making and have the least tendency to participate financially. The components of sense of belonging, trust and social solidarity, access to services, plans and supportive measures, institutional development and capacity building have an impact on the participation of people in the improvement and renewal of worn texture. In this article, the "Balanced Renovation of Urban Decay" Theory was first explained and it was used in a case study (central urban decayed tissue of Zanjan). The results of the first step were used for "dynamic modeling of decayed networks". The research variables used for modeling included a large number of indicators, components and social elements of the urban decay, resulting from valid theoretical sources and field studies, questionnaires, as well as using the experts’ opinions through Delphi method. This is while they are finally reduced to important and effective indicators using factor analysis method. The present study was applied in terms of objective and a survey in terms of methodology. The statistical population of this study consisted of the residents and users of the decay central part of Zanjan, i.e., 375 citizens selected as the sample population by random sampling. The findings of this study in the "Balanced Renovation Model" suggested that the urban decay of central Zanjan was out of balance from a social dimension and the priorities for action to balance the area were determined.         Planningthe old texture of cities is the revitalization or reconstruction of  the core of the city that most of the time includes dense Disney narrow and twisting streets and alleys. Historic and old textures of Iran’s cities that in the most cases construct basic and elementary center of those cities are cultural and historic heritage of those cities, and their conservation, physical and functional rehabilitation is necessary and unavoidable. On the hand, most of these textures, as the time passed and unsuitable conservation and attention is in progress, are obliterated from view point of physical and functional dimension. Knowledge of physical and functional situation of these fabrics in order to deploy conservation planning and management, is one of the important and elementary actions to take. Old texture of Torghabeh city is about 20 hectare that has been analyzed and assessed according to physical characters in this study. In this research, the library-based and field-based data were collected and analyzed using quantitative analytic and descriptive methods such as frequency tables, proportion and percentage tables, graphs and classification methods.  The  results is presented in form of classification maps. Results of this research show that firstly, physical condition of this texture’s districts is variable; secondly, every district has different situation from view point of any indicator; thirdly, generally and with respect to all the mentioned physical characteristics, no one of historic fabric’s districts have suitable situation.         Introduction: Burnout is one of the most important issues that urban tissues are affected by and causes disorder, imbalance, incompatibility and asymmetry of urban tissues. The healthy city approach is considered as one of the dominant approaches in dealing with these problems.Methodology:This study has been prepared by comparative descriptive analysis with the aim of identifying indicators of worn tissue renovation with emphasis on healthy city approach.Results and discussion: The study area is the study of worn tissues in Ghaemshahr. The statistical population of this study was calculated through theoretical saturation with 31 people and snowball method. Data were collected through open interviews and the normality of the data was examined using Kolmogorov-Smirnov test and finally analyzed using SPSS software and post hoc tests (LSD test and Bonferroni test).Conclusion:The results show that in the dilapidated fabric of Ghaemshahr city, the body factor is the basis and functional and environmental factors affect it. Also, based on regression analysis, the most significant correlations are observed between physical indicators:In order to achieve the goal of a healthy city in worn-out tissues, the physical dimension should be corrected in the first step. Data analysis was performed using AHP-TOPPSIS analysis method and SWOT analysis method and comparison of factors in the range.According to the obtained results, among the sustainability factors, social factors are the most important and among the indicators, three indicators of social interaction, vitality and user mixing have the highest coefficient.         Participation in the reconstruction of worn-out structures is influenced by various factors, of which cultural capital is one of the most important prerequisites. Cultural capital; It is a new concept that has attracted the attention of social science thinkers and especially sociologists during the last two decades. This capital may have various functions and consequences. In general, cultural capital is viewed as a collective good; because cultural capital, as a product of social and cultural relations, is beneficial and beneficial to others. In this way, it is not possible to limit the points of cultural capital. Participation in the renovation of worn-out fabric is influenced by various factors, of which cultural capital is one of the most important prerequisites. The current research aimed at investigating the role of cultural capital on citizens' participation in the renovation of the worn-out fabric of Gorgan-Gonbad seeks to answer this question, despite the emphasis on participation in renovation programs; is this participation weak in the desired context? The theoretical framework of the research is mainly based on Putnam's theories; Coleman and Bourdieu. Research method; Survey and data collection tool is a questionnaire. Sampling is done by cluster method and the sample size is 382 people from the residents of it. The findings show that cultural capital has had a positive effect on residents' participation in renovation projects. Objectified cultural capital index; institutionalized cultural capital; embodied cultural capital that became components; they have had the greatest impact on the residents' participation in the reconstruction of the worn-out fabric.         The aim of this study was to investigate The role of urban management in Regeneration of Urban decay of the area around the central market of Rasht. The research method in the present study is descriptive-analytical which is applied in terms of purpose and library and survey in terms of data collection. The sample of the research is 100 experts related to the subject of research in road and urban planning organizations, municipalities, city councils, etc., as well as 325 citizens living in the city limits, who are unlikely to be available for sampling. After reviewing the validity and reliability, structural equation modeling with the help of SMART PLS software was used to investigate the role and impact of urban management in regeneration. After that, the performance of urban management and the level of satisfaction with the urban regeneration project were evaluated using t-test. The results of the research showed that urban management in Rasht has been able to have a positive and significant effect on the project of regenerating worn tissue in the area around the central market of Rasht with a standard path coefficient of 0.881 and a statistic of 49.348 t. Also, based on the data obtained from the citizens 'survey, it was found that the performance of urban management with an average difference of 0.526 and a statistic of 33.271 t in this field is desirable and the level of citizens' satisfaction with this reconstruction project with an average difference of 0.566 is higher than average.         Liveability one of the new approaches to reducing environmental, economic and social problems of cities is based on their capacities and needs. Since worn-out textures face economic, physical, environmental and other problems, paying attention to the biodiversity approach and its standards is effective in reducing these problems and improving the quality of life and efficiency of urban management. The purpose of this study was to analyze the bioaccumulation indices in the worn-out texture of Shahindez city. This paper is a descriptive-analytical and applied purpose study. The questionnaire was distributed among 25 people by simple random sampling and five factors affecting the viability of Shahdinjeh city (social, economic, environmental, physical and managerial) were investigated. Data analysis was performed using FAHP method. The findings show that in the social sector, the rate of participation (0.229); in the economic sector, the rate of income and household expenditure (0.211), in the management sector, providing financial facilities for tissue residents (0.185); Buildings are more important in texture (0.138) and in the environmental section of the quantity and distribution index of green space at the surface of worn textures (0.230), indicating the importance of each of them in the viability of worn textures. At the end, the strengths, weaknesses, opportunities, and threats to the viability of Shahindezh were studied. Manuscript profile

This paper deals with the economic and social evaluation of remodeling plans for traditional urban worn textures. The study area is the traditional and worn-out texture of the large Tehran market. The research method is evaluation and evaluation. According to the research subject, the participatory approach has been extracted by studying the theoretical foundations of effective criteria and indicators on remodeling and renovation of traditional urban worn textures. Then, these criteria were refined and categorized into a measurement model based on the aforementioned research possibilities and limitations, the status of the case sample and the goals of the approved plan and research. A questionnaire was used to examine and analyze the results. In this study, residents and authorities were asked to rate the factors and their factors, from very bad to very good, in order to evaluate the indicators. For this purpose, the questions were designed in a form consistent with this spectrum. The evaluation results showed that the goals and objectives stated in the approved plan were compared with the world standards, compared the approved goals of the project with the current status of the neighborhood, evaluated the project from the point of view of neighborhood residents, evaluated the plan from the perspective of managers and municipal officials, and evaluated the success rate of the project.         Renovation and remodeling of worn-out textures in metropolises is a policy that has become a major priority or one of the most important metropolitan municipal programs. The issuance of municipal bonds to finance the renovation and refurbishment of wornout textiles has been declining first due to the failure of some municipalities to repay debt that led to default, and secondly due to the complex administrative structure surrounding the issuance process, state budget alignment, approval process by city council, municipality, municipal agencies, ministry of interior, central bank, council of economy, parliament, etc., so we face financial instruments that has not been fully successful in recent years. On the other hand, the lack of a suitable mechanism for designing new financial instruments that can reduce the complex administrative bureaucracies and provide reliable resources to finance these projects is a necessity that is reviewed in this article. In the present article, while presenting the general patterns of financing urban renewal textures, a brief description is provided for the depository and lending system and then a review of the process of establishing a municipal investment fund, and finally, a model of securitization as a design mechanism for financing improvement are made with regard to legal and tax restrictions.
