Abstract :

Introduction: Urban regeneration aims to reverse the flow of urban change and decline. In the context of urban regeneration, new types of organizations are being formed, whose goal is to look at development from the bottom up, in which all actors are involved, and this will lead to the development of sustainable solutions in the long term. Objectives: This article has tried to identify and cluster sustainable urban regeneration in worn-out tissues of district 20 of Tehran metropolis by structural analysis method. Methods: This article is applied in terms of purpose and descriptive-analytical in terms of research method. Theoretical data was prepared by document method and experimental data by survey method based on Delphi technique. The statistical population of 30 experts and specialists based on purposeful sampling and the stimuli studied is 36 factors in 5 dimensions, which were processed by structural interaction analysis method in MICMAC software. Results and Discussion: In terms of the overall analysis of the system environment, the findings showed that 600 relationships have the number 3, and this means that the relationships of the key drivers are very large and have great influence. ConclusionResults and Discussion: In terms of the overall analysis of the system environment, the findings showed that 600 relationships have the number 3, and this means that the relationships of the key drivers are very large and have great influence.: From the total of 36 driving forces of sustainable urban regeneration in the worn-out tissues of District 20 of Tehran metropolis, 11 key factors include increasing the facilitating role of the government, creating job opportunities, strengthening social cohesion, strengthening buildings against natural disasters, development Economic infrastructures, encouraging the consolidation of fine-grained worn-out structures, improving the road network, increasing public participation, creating transportation infrastructures, developing entrepreneurship and diversifying economic activities were identified. In terms of systemic performance, these forces play the role of high influence and low influence in the system environment with the aim of improving the quality of life in the studied contexts.
