Social Factors Influence Economic Performance of Housing Cooperatives (Case Study of Damavand City)

Abstract :
Housing cooperatives functioning in terms of economic, social and cultural government always have a special interest. Also in Iran to fight poverty in the community, is among the responsibilities of the government. The Constitution (Principles 42 and 43) has explicit reference to cooperation in the 43rd and 44th constitutional principles of cooperation in order to achieve full employment and prevent the employer being the absolute authority. In the fifth program, according to the law "Fourth Amendment of the Law and the implementation of general policies of Article 44 of the Constitution" and to allocate part of the above Act and the Department of Cooperatives Promotion Setting 25 percent share of this sector to national economy to the end, the provisions like the 25 percent increase in the share of cooperatives in the country's money markets, increase the annual capital and Cooperative Development Bank Guarantee Fund investment cooperation and priority items to be cooperative sector in partnerships with non-governmental sectors have been considered. This study followed the social factors affecting the economic performance of housing cooperatives. Parsons theory approach and social factors to evaluate the economic performance indicators such as productivity, efficiency and effectiveness are used. The results indicated that the followings have had great effect on the economic performance of the cooperatives : trust between members and managers; cooperation of managers and members, and; Participation of members and managers
