مدل ارزیابی رضایتمندی سکونتی آپارتمان‌های مسکونی (مطالعه موردی: محدوده کوه آتشگاه-ناژوان در شهر اصفهان)

مقدمه: رضایتمندی سکونتی یک شاخص مهم در ارزیابی احساس رضایت فرد از محیط مسکونی، برای برنامهریزان، معماران، توسعه‌دهندگان و سیاست‌گذاران است که از طریق عوامل متنوعی ارزیابی می‌شود.
هدف: هدف این پژوهش، شناخت مؤلفه‌های رضایتمندی سکونتی در ابعاد مختلف، اولویت‌بندی آن‌ها و رسیدن به مدلی جهت ارزیابی رضایتمندی سکونتی در آپارتمان‌های مسکونی است.
روش‌شناسی تحقیق: روش تحقیق این پژوهش با رویکردی کمی، در دو مرحله شامل یافتن مؤلفه‌های رضایتمندی سکونتی از طریق تحلیل محتوای پژوهش‌های انجام شده و ارزیابی رضایتمندی سکونتی بر اساس مؤلفه‌ها از طریق پیمایش است. پیمایش با جامعه آماری ساکنین آپاتمآن‌های مسکونی و حجم نمونه، 250 نفر از ساکنین آپارتمان‌های زیر 10 واحدی به‌صورت تصادفی، صورت گرفته است.
قلمرو جغرافیایی پژوهش: منطقه مورد تحلیل، منطقه 9 اصفهان در محدوده مابین کوه آتشگاه و منطقه ناژوان است که در سال‌های اخیر، ساخت‌وساز در این منطقه با روند تصاعدی افزایش یافته است. همین امر، اهمیت بررسی رضایتمندی سکونتی در این منطقه را نشان می‌دهد.
یافته ها: یافته‌ها در دو بخش نتایج تحلیل آنووا و مدل یابی ارائه شده است. یافته‌ها نشان می‌دهد که بر اساس جامعه آماری موردبررسی، سن، میزان تحصیلات و درآمد، تأثیر چندانی بر رضایتمندی سکونتی ندارد. همچنین مدل رضایتمندی سکونتی در سه بعد عینی، ذهنی و رفتاری با بار عاملی بین 3/0 تا 4/0 به‌دست‌آمده است. در این مدل، بعد ذهنی دارای بیشترین بار عاملی در بین ابعاد و تعاملات اجتماعی دارای بیشتر بار عاملی در بین مؤلفه‌های رضایتمندی سکونتی است.
نتایج: بنا بر یافته‌ها نتیجه‌گیری می‌شود که رضایتمندی سکونتی، مفهومی به‌هم‌پیوسته بر اساس سه بعد عینی، ذهنی و رفتاری با درجه اهمیت تقریباً برابر و تحت تأثیر یکدیگر است. این مفهوم، همچنین دارای مؤلفه‌هایی با درجه اهمیت تقریباً برابر است. سهم هر یک از ابعاد در مدل رضایتمندی سکونتی، حدود 30 تا 40 درصد و دارای اهمیت زیاد و سهم هر یک از مؤلفه‌ها حدود 3 تا 4 درصد است.
