        Iran is a country prone to earthquakes in which so many cities have experienced earthquakes in far and near past. Although there is a high potential for earthquakes to be destructive, the level of losses and damages of them is not solely dependent on the magnitude and the location of the earthquake, or physical aspects of buildings and urban areas. In the analysis of the impacts of natural hazards, three broad categories have been defined: 1) focus on natural hazard's biophysical impacts because of the place it occurs; 2) focus on hazard's impacts on societies that experience the hazard because of the social characteristics of those societies and 3) an approach that takes into account both of impacts. This article takes the second approach to analyze the effects of natural hazards. In this approach, social characteristics of the communities and societies, in which earthquake happens, come to center stage. Social vulnerability is one of the important aspects of earthquake risks and consequences. In addition, the progress of communication and transportation technologies and an increase in agricultural production surplus because of the Industrial Revolution has caused many rural settlers to migrate to cities. The increasing population raise in cities has led to many economic, social and environmental consequences, of which excessive horizontal and leapfrog development (which is called urban sprawl in scientific literature) is one. In this article urban sprawl is defined as: "unplanned, far-from-center and automobile-accessed growth of cities which has environmental, economic and social effects and is characterized by low density, segregation of land-uses and limited accessibility". In this research, at first theoretical literature of urban sprawl and social vulnerability were reviewed and the indicators for measuring them were chosen (13 for urban sprawl and 7 for social vulnerability) and the relevant data for Qazvin was extracted by using national census data and Geographic Information System (GIS). Then explorative factor analysis for eigenvalues bigger than 1 was conducted by using SPSS software and the indicators for sprawl were categorized into 4 factors: “density”, “configuration”, “land-use” and “accessibility” (70.22% of variance explained), and the indicators for social vulnerability were grouped in 1 factor: social vulnerability (66.9% of variance explained). Then the maps for each factor of sprawl and two main topics (sprawl and social vulnerability) were made. The correlation analysis was conducted on four factors of sprawl, social vulnerability factor (which is representative of social vulnerability altogether) and sprawl as a whole. The results show that from 4 factors of sprawl, just density factor has a significant correlation (0.801) with social vulnerability. Sprawl is also significantly (although weaker) correlated to social vulnerability (0.44). In addition, regression analysis showed that four factors of sprawl can explain 67.6% of the variance of social vulnerability. The relation between social vulnerability and density/sprawl is positive/negative, i.e. by an increase in density/decrease in sprawl, social vulnerability increases. Finally, the maps of sprawl and social vulnerability in Qazvin city districts and the map of potential districts for development are shown based on the correlation of sprawl and social vulnerability.  Manuscript profile

        Yazd is one of the most famous cities in Iran, and perhaps in the world, because of its special characteristic in urban design and architecture. Historical district of this city, according to the city's cultural background and based on its climate features, is an example of specific structure and compact form of a city. While the form of development in the past was interactive with the climate and environment conditions, today, the development pattern of Yazd is converted to dispersal mode and unbalanced growth pattern; this pattern have made lots of urban form in different zone of the city. The purpose of this paper is to investigate construction density with respect to population density, distance to central business district, to the sub-centers, population density, land price, urban block area and cost of public transition in Yazd. Multiple regression analysis is used as the research method. Simple sampling method is used To select districts. So, at first, six district selected (Fahadan and Sheikhdad as central districts; Sare’dorah and Maskan’o’shahrsazi as middle districts; Azadshahr and Safa’eeye as outer and developing districts). After selecting the sample districts, the sample size from each settlement had to be identified. Stratified random sampling (Proportional allocation) is used to do this process and totally, 72 sample extract and study for this research. Construction density is seen as a dependent variable (Because the principle is that wherever physical  development has occurred, the construction density increases) and the others as independent variables of the analysis. According to the results of the analysis, construction density of the neighborhoods is a function of distance to central business district, distance to the sub-centers, urban block area and price of land (with negative correlation coefficient) and population density (with positive correlation coefficient). There is no relationship between the construction density and cost of public transition. So, it can be interpreted that construction density increases by reducing the distance to the city center. This fact lonely explains the spread of physical structure in city of Yazd. Also, the negative correlation coefficient between construction density and distance to the sub-centers shows the distributing of compact districts in sprawl urban areas. The positive correlation coefficient between  construction density and population density shows that somewhere population density increases, the construction density increases too. As considering that the average area of city block from the center to the periphery increases in city of Yazd, it can be said that the construction density decreases from center to periphery. The negative correlation coefficient between construction density and land price is one of the Interesting and distinctive results in this study. This finding shows that if the city spreads in periphery lands, the land prices in this area will increased. On the other hand, land demand in the periphery of Yazd is promoting and Residents of the city of Yazd, in contrast with intensive development in the past time, are now more willingness to live in detached houses. Due to growth of population especially after the establishing of free trade Zone ,Chabahar city has faced rapidly growth in physical dimension .so the importance of examining the physical expansion o tge city it has been studied between from 1984 and 2019. The present research is descriptive and analytical.The research method in the present study is in terms of the type of developmental applied research and by using Heldern and Entropy Shanon models it has analysed how the physical space expansion of this city .The results of using and analyzing theses models show that these periods have been the physical and non dense physical expansion paving the way for the city unplanned sprawl growth.         Today, the physical and sparse urban sprawl is one of the well-known features of developing countries, and this uneven development of the city into the surrounding rural areas leads to poor urban development and environmental degradation. Brown lands are among the abandoned areas, inefficient and in need of redevelopment in cities. There has been instability in cities. Therefore, the need to pay attention and identify these areas for sustainable intervention is extremely important. The main issue of the present study is to identify the criteria for defining brown lands and to study the environmental dimensions of the dispersion of these lands in suburban areas. This research is applied in terms of purpose and descriptive-analytical in terms of method.         The purpose of this study is to analyze the effects of urban sprawl on development of integrated villages from the perspective of the local community. This research from the perspective of purpose is applied, descriptive - analytic method and for data collection and information is used the library and field studies. Local domain of research is the 16 integrated villages in the skeletal contexture of Urmia city in the years 1335 to 1395. According to statistics of the Statistics Center of Iran in 1390 in total are 27 940 people and 6804 households that based on the Cochran formula were selected number of 151 households as statistical population. Questionnaire reliability was calculated 0.789 using Cronbach's alpha coefficient and to data analyze were used of descriptive statistics (mean, standard deviation and variance) and inferential statistics (structural equation, Friedman and regression). The results showed that the proposed model for research in structural equation has the optimal level in compliance with the experimental data and indicators have suitable goodness of fit. Also one of the most important effects of urban creep in Urmia was the land price increases on the periphery of city, if the meter of land has increased to 2100000 toman during recent years. Also sprawl of Orumiyeh city has the most positive impact on the skeletal dimension with the beta value 0.926. Manuscript profile

        Urban sprawl and its environmental impacts are important components of global environmental change research and are a key issue for sustainable development. To understand and manage land use change and to direct urban development plans, it is important to examine the drivers of urban sprawl. The purpose of the research is analysis of drivers of urban sprawl in Ahvaz city. This research is descriptive-analytic and in terms of objective, applied analytic. The method of data collection is library-documentary and survey. To complete the questionnaire, the opinions of 50 researchers who have conducted research in relation to the city of Ahvaz and related managers and experts have been used. In order to investigate the effect of dimensions (drivers), the second order confirmatory factor analysis was used in LISREL software. The 45 identified driver affecting the urban sprawl of Ahvaz are classified into 7 dimensions including management, legal, social, economic, physical-spatial, environmental, and transportation. The results show that the economic dimension with a coefficient of 0.88 has the highest impact, followed by social (0.87), management (0.76), physical-spatial (0.72), legal (0.71), transportation (0.61) and environmental dimensions, respectively.
