Abstract :
This research has studied the spatial distribution of small and less durable houses in the city of Tabriz . Based on this, the research method is descriptive-analytical.. Arc GIS software and factor analysis technique, Moran's spatial statistics and nearest neighbor have been used for data analysis.
The results of the findings show that the north and northwest areas of Tabriz have high density and low area of employment rate and low literacy, which are the hot spots of the city. In contrast, the central and eastern areas of Tabriz are inhabited by people with a high level of education, an almost high employment rate, and a body composed of durable materials such as metal skeleton and concrete. In terms of the housing situation, Tabriz has its own cold spots And in the cluster analysis of the spatial distribution of low-durable and non-durable houses in the city of Tabriz, the marginal areas of the north of the city in the High-High cluster, the peripheral areas of the historical and old context of the city, the Andisheh city area, which is based on the pattern of downsizing and high-rise building on the edge of the rural context. In the southeast of the city and also around the rural areas and planned areas in the east of the city in the Low-High cluster, the areas around gardens and major green spaces in the city limits in the High-Low cluster, and areas that have not yet been completely built (peripheral lands) Newly built peripheral cities and towns) or located within the historical context are in the Low-Low cluster. On the one hand, this situation indicates the existence of a class gap and duality in the spatial distribution of high-quality houses in different areas, and on the other hand, it indicates the relatively large masses of low-durable and small-area houses in parts of Tabriz city, which can create problems be different socially and on the other hand, it shows that the high-rise building and downsizing in recent decades have helped to some extent in the social mixing in the city.
