Identifying factors affecting the formation and physical development of the city of Bonab in terms of urban planning

Abstract :
The physical development of Iranian cities in recent decades, especially in medium-sized cities such as Bonab, has occurred rapidly and often without coherent planning. This process has led to social, economic, and environmental instability and has led to challenges such as the destruction of agricultural lands, increased pollution, and inefficiency of urban infrastructure. This research aims to identify factors affecting the physical development of Bonab and to formulate sustainable urban development policies. Data were collected from the General Population and Housing Census (2016), Bonab City Statistics, and urban master plans (revision of the detailed plan). The research method is mixed (a combination of quantitative and qualitative methods), and DEMATEL, network analysis, and Kendall coordination coefficient techniques were used to analyze the data. The findings show that the physical development of Bonab has been influenced by natural (such as flat topography and suitable climate), economic (private sector growth and land demand), and social (migration and population growth) factors. This development has often been unbalanced and has been accompanied by negative consequences such as agricultural land degradation and increased infrastructure costs. Proposed policies include strengthening inter-urban development, controlling urban boundaries, and preserving agricultural land to achieve sustainable development.
