The role of ethnic and cultural characteristics in promoting the security of ownership of informal settlements with an urban regeneration approach(Case study of Se Qala and Mohammadabad neighborhoods of Zabol city)

Abstract :
In most informal settlements of the world, land ownership is still unsafe, influencing the rights of land owners or users. There exist different indexes to measure the safety of land ownership in such settlements. Most of them measure the degree to which land ownership improves the safety of ownership. Using a descriptive-analytical method and an applied approach, the present study is aimed at identifying and analyzing the relationship between ownership safety and the role of ethnic and cultural characteristics in informal settlements of two neighborhoods in the city of Zabol, Iran, i.e., Se -Galeh and Mohammad -Abad, through the urban regeneration approach to enhance the residence safety in them. The population of the study includes the residents of the two neighborhoods, along with experts and executive managers. and The data were collected using questionnaires, and the sample size was obtained at 376 using the Cochran formula of the simple random method.
According to the results, offering facilities for formal land transactions (0.963, economic), paying attention to social damages to residents caused by transactions and exchanges (0.955, social), determining the ownership status of the residents and lands in the city (0.967, physical), and evaluating the backgrounds to guarantee the ownership rights (0.928, managerial) in were the most important items with positive and direct effects on the model measurement of the study. Accordingly, the bond between ownership safety and ethnic-cultural characteristics gives the residents a sense of independence, social identity, and control and increases the residential stability, residence duration, and social solidarity.
