Abstract
In recent decades, the policies of organizing worn-out areas with regard to the optimal use of internal capacities in development planning and the subject of scientific and practical review.And developing a procedure and taking an appropriate approach in the renovation and reconstruction of worn-out tissues has been one of the key steps in the regeneration of these tissues.Imamzadeh Hassan neighborhood as one of the dilapidated structures of Tehran metropolis has a very important role in attracting the population of the capitalThis neighborhood, with its diverse and extensive functions, has always enjoyed a privileged position in the urban area of TehranAnd in the city of Tehran, it has acted as a dominant neighborhood and has faced a concentration of population and activity.Worn and old texture is considered as one of the problems and difficulties of Tehran that the area of approved worn texture is equal to 4400 hectaresIts ratio to the level of the whole city is equal to 5%.An important part of the worn-out fabric of Tehran was formed by the old rural nuclei located within the legal boundaries of this city.These cores are weak in problems such as smallness of buildings, narrow width of passages, high age of buildings, their unsustainability, abandonment of some buildings, possibility of relocation of population and activities, replacement of incompatible activities, low financial capacity of residents and poor service.These factors are considered as obstacles to achieving sustainable development and the need to develop an appropriate model for the renovation and reconstruction of worn-out tissues is important.In this study, in order to draw the pattern and approach of intervention in the area of worn tissue, after recognizing the current situation of the study area and analyzing it through the SWOT matrix, the position of the area in the internal-external matrix was determined.The results of these analyzes showed that the study area is in a competitive position in the matrix of nine houses.After that, a set of evaluation indicators and criteria in the Delphi group technique were evaluated, and the participatory mass production model received the highest score.
