چکیده مقاله :
ﺑﺎ ﮔﺴﺘﺮش ﺷﻬﺮ ﭼﻬﺎرداﻧﮕﻪ از ﻧﻈﺮ وﺳﻌﺖ و ﺟﻤﻌﯿﺖ، اراﺋﻪ و ﺗﻮزﯾﻊ ﺧﺪﻣﺎت ﺷﻬﺮی ﺑﻪ اﻣﺮی ﺗﺨﺼﺼﯽ و ﭘﯿﭽﯿﺪه ﺗﺒﺪﯾﻞ ﺷﺪه ﮐﻪ ﻧﯿﺎزﻣﻨﺪ ﺑﺮﻧﺎﻣﻪ رﯾﺰی ﻫﺎی ﻓﻨﯽ و اﺻﻮﻟﯽ اﺳﺖ و در اﯾﻦ راﺳﺘﺎ ﻣﻬﻤﺘﺮﯾﻦ اﺑﺰار ﻣﻮرد ﻧﯿﺎز در اﺧﺘﯿﺎر داﺷﺘﻦ اﻃﻼﻋﺎت ﺟﺎﻣﻊ از ﺷﻬﺮ و اﻣﮑﺎن دﺳﺘﺮﺳﯽ ﺳﺮﯾﻊ ﺑﻪ آﻣﺎرﻫﺎی اﻃﻼﻋﺎﺗﯽ اﺳﺖ ﮐﻪ ﺧﻮد ﻧﯿﺎزﻣﻨﺪ ﯾﮏ ﺳﯿﺴﺘﻢ اﻃﻼﻋﺎﺗﯽ ﻗﻮی ﻣﯽ ﺑﺎﺷﺪ ﮐﻪ ﺑﻪ ﻋﻨﻮان ﻣﻬﻤﺘﺮﯾﻦ اﺑﺰار در دﺳﺖ ﻣﺪﯾﺮان و ﺗﺼﻤﯿﻢ ﮔﯿﺮان اﺟﺮاﯾﯽ ﻣﯽ ﺗﻮاﻧﺪ ﮐﻤﮏ ﻫﺎی ﺑﺴﯿﺎر زﯾﺎدی در رﻓﻊ ﻣﺸﮑﻼت و ﺑﺮآورده ﻧﻤﻮدن ﻧﯿﺎزﻫﺎی ﺷﻬﺮ ﺑﮑﻨﺪ. ﯾﮑﯽ از ﻣﻬﻤﺘﺮﯾﻦ ﺑﺤﺚ ﻫﺎ در ﻣﺪﯾﺮﯾﺖ ﺷﻬﺮ، ﻣﺪﯾﺮﯾﺖ اﻣﻼک و زﻣﯿﻦ ﻫﺎ ﺷﻬﺮی ﻣﯽ ﺑﺎﺷﺪ. داﺷﺘﻦ اﻃﻼﻋﺎت دﻗﯿﻖ، ﮐﺎﻣﻞ و ﺑﻪ روز ﺷﺎﻣﻞ اﻃﻼﻋﺎت ﻣﮑﺎﻧﯽ (ﻣﮑﺎن ﻣﺮﺟﻊ) و اﻃﻼﻋﺎت ﺗﻮﺻﯿﻔﯽ و ﻫﻤﭽﻨﯿﻦ ﺗﺠﺰﯾﻪ و ﺗﺤﻠﯿﻞ ﺑﺮ روی ﻫﺮ ﻧﻮع از اﻃﻼﻋﺎت ﻣﺮﺑﻮط ﺑﻪ ﻗﻄﻌﻪ زﻣﯿﻦ ﻫﺎ و ﺳﺎﺧﺘﻤﺎن ﻫﺎ ﻣﯽ ﺗﻮاﻧﺪ ﻣﺰاﯾﺎی ﺑﺴﯿﺎر داﺷﺘﻪ ﺑﺎﺷﺪ. اﻣﺮوزه ﺳﯿﺴﺘﻢ اﻃﻼﻋﺎت ﺟﻐﺮاﻓﯿﺎﯾﯽ (GIS) ﺑﺎ در اﺧﺘﯿﺎر ﻗﺮار دادن اﻣﮑﺎﻧﺎت ﻣﺨﺘﻠﻒ ﺟﻤﻊ آوری، ﭘﺮدازش و ﺗﺠﺰﯾﻪ و ﺗﺤﻠﯿﻞ اﻃﻼﻋﺎت ﺑﻪ ﻋﻨﻮان اﺑﺰاری ﻧﻮﯾﻦ و ﻗﺪرﺗﻤﻨﺪ ﻣﯽ ﺗﻮاﻧﺪ در ﺧﺪﻣﺖ ﻣﺪﯾﺮان ﺷﻬﺮی در اﻣﺮ ﻣﺪﯾﺮﯾﺖ و ﺑﺮﻧﺎﻣﻪ رﯾﺰی ﺷﻬﺮی ﻗﺮار ﮔﯿﺮد. در اﯾﻦ ﺗﺤﻘﯿﻖ ﺳﻌﯽ ﺷﺪه اﺳﺖ ﮐﻪ ﺑﻪ ﻣﺰاﯾﺎی اﺳﺘﻔﺎده از GIS در ﻣﺪﯾﺮﯾﺖ اﻣﻼک ﺷﻬﺮ ﭼﻬﺎرداﻧﮕﻪ ﭘﺮداﺧﺘﻪ و در اﻧﺘﻬﺎ ﻧﯿﺰ ﭼﻨﺪ ﻧﻤﻮﻧﻪ از ﻻﯾﻪ ﻫﺎی و ﻧﻘﺸﻪ ﻫﺎی اﻃﻼﻋﺎﺗﯽ ﻣﺨﺘﻠﻒ اﺳﺘﺨﺮاج و اراﺋﻪ ﺷﻮد. ﺑﺎ ﺗﻮﺟﻪ ﺑﻪ ﺑﺮرﺳﯽ ﻫﺎی ﺑﻌﻤﻞ آﻣﺪه ﻣﺸﺎﻫﺪه ﮔﺮدﯾﺪ ﮐﻪ در ﺻﻮرت اﺳﺘﻔﺎده ﻫﻤﺰﻣﺎن از اﻃﻼﻋﺎت ﻫﻨﺪﺳﯽ و ﺗﻮﺻﯿﻔﯽ ﻣﯽ ﺗﻮان روﻧﺪ اﺟﺮای ﮐﺎداﺳﺘﺮ در ﻣﻨﺎﻃﻖ ﻣﺨﺘﻠﻒ ﺷﻬﺮی را ﺑﺼﻮرت دﻗﯿﻘﺘﺮی ﺑﻪ ﻣﻮرد اﺟﺮاء ﮔﺬارد.
by expanding the city of چهاردانگه in terms of size and population , delivery and distribution of urban services has become specialized and complex , which requires a strong and technical planning and access to information statistics that requires a strong information system that can be used as the most important tool in the hands of managers and executive decision makers . one of the most important discussions in city management is urban land management and land management . Having accurate , complete , and updating information will include location information ( reference location ) and descriptive information as well as analysis on any type of information concerning the plots of land and buildings . today , the Geographic Information Systems ( GIS data system can be used as a new and powerful tool to serve urban managers in urban management and urban planning as a new and powerful tool . in this study , the benefits of using gis in real estate management have been tried and at the end some examples of different layers and data maps are extracted and presented . according to the study , we observed that use of geometrical and descriptive data can be implemented more accurately in different urban regions if use of geometrical and descriptive data .
