توسعه مفهوم مسكن اجتماعي پايدار به منظور تأمين مسكن به دلیل افزایش جمعيت در شهرها در عين حفظ كيفيت زندگي آنان بسيار مورد توجه قرار گرفته است. هرچند توصيه هاي فراوانی براي ايجاد يك مسكن اجتماعي پايدار كه بايد علاوه بر تأمين سرپناه، مشتمل بر هر سه منفعت اقتصادي، زيست محيطي و اجتماعي نيز باشد، اما چالش هاي متنوعي در این مسیر وجود دارد كه بايد به آن ها پرداخته شود؛ چراكه احتمال دستيابي به توسعه پايدار در مسكن ارزان قيمت اجتماعي، به دليل موانع موجود، هنوز پايين است و بنابراين، براي تقويت اجراي سياستهاي مسكن اجتماعي پايدار، شناسايي چالشهاي مذكور ضروري است. در این راستا، پژوهش حاضر با رویکرد مطالعۀ کتابخانهای از طریق مرور جامع و تفصیلی مقالات منتخب و تحلیل محتوای آنها انجام شده است. بررسی موشکافانهی پژوهشهای صورت گرفته در این حوزه نشان داد که چالشهای مربوطه به حوزه های طراحي، ساخت، محدوديت هاي مالي و موانع قانوني و .... محدود بوده است. همچنین بر اساس این نتایج، چالشهای نهادی و مسائل و موانع مرتبط با مدیریت پروژه مغفول واقع شده و به طور تفصيلي و متمركز مورد پژوهش قرار نگرفته است.
چکیده انگلیسی :
The development of the concept of sustainable social housing in order to provide housing due to the increase in population in the cities while maintaining their quality of life has received much attention. There are many recommendations for creating a sustainable society that should include all three economic, environmental and social benefits for providing shelter, but there are various challenges in this direction that must be addressed. Because the probability of achieving sustainable development in low-cost social housing is still low due to the existence of problems, and in order to strengthen the implementation of sustainable social housing policies, it is necessary to identify the aforementioned challenges. In this regard, the present research has been done with a library study of a comprehensive and detailed review of selected articles and their analysis. Scrutinizing the research conducted in this field showed that the challenges related to the areas of design, construction, financial and legal restrictions, etc. were limited. Also, based on these results, institutional challenges and issues related to project management have been neglected and have been researched in a detailed and focused manner.
