چکیده مقاله :
اهداف و زمینه ها: اکثر کشورهای توسعهیافته از توسعه مجدد اراضی قهوه ای استقبال میکنند و آن را یک ابزار مؤثر سیاست شهری میدانند. درحالیکه پذیرش آن به دلیل مواجهه با چالشها ابتدای راه کمی سخت به نظر میرسد؛ بنابراین، شناسایی راهحلهای پایداری که بتواند توسعهی مجدد اراضی قهوهای را در کشورهای درحالتوسعه تسهیل کند، ضروری است. هدف این پژوهش، شناسایی و مطالعهی ادبیات و پیشینهی حوزه توسعه مجدد اراضی قهوهای با رویکرد ارتقای پایداری هست
روششناسی: در مطالعات موردبررسی و دستاوردهای پژوهشی سالهای اخیر در جهان با روش تحقیق کیفی و بعدازآن روشهای در رتبهی دوم ترکیبی صورت گرفته است. اما مطالعات با روش تحقیق کمی و تجربی بسیار کم مورد استقبال نویسندگان می باشد؛ بر اساس اهداف پژوهش تعداد 28 مقاله انتخاب شد. سپس بهمنظور تجزیهوتحلیل محتوایی مقالات از روش تحلیل محتوا و کدگذاری باز استفاده شد. البته باید در نظر داشت برای تحلیل یافتههای پژوهش، از نرمافزار مکس کیودا استفادهشده است.
یافتهها: بر اساس طبقهبندی موضوعی پژوهش میتوان مطالعات ذکرشده را به چهار گروه؛ احیا و توسعه مجدد زمین قهوهای، آلودگی اقلیم و آب هوا و اکوسیست، پایداری زیستمحیطی و اقتصادی، فناوری میباشد.و بیشترین فروانی این دستهبندی مربوط به احیا و توسعهی زمینهای قهوه ای تقسیم نمود.
نتیجه گیری: میتوان اینگونه نتیجه گرفت که باز توسعهی اراضی قهوهای یکی از دغدغههای مهم و چالشهای پیش روی طراحان و برنامه ریزان شهری است که برای حل آن نیاز به مطالعات گسترده و تخصصی میباشد.
Objectives and Background: Most developed countries welcome brownfield redevelopment and consider it an effective urban policy tool. While its acceptance seems to be a bit difficult at the beginning due to the challenges it faces; therefore, it is necessary to identify sustainable solutions that can facilitate brownfield redevelopment in developing countries. The aim of this research is to identify and study the literature and background in the field of brownfield redevelopment with an approach to promoting sustainability.
Methodology: In the studies reviewed and research achievements in recent years in the world, qualitative research methods have been used, followed by mixed methods in second place. However, studies with quantitative and experimental research methods are very rarely welcomed by the authors; Based on the objectives of the research, 28 articles were selected. Then, content analysis and open coding methods were used to analyze the content of the articles. Of course, it should be noted that Max Quda software was used to analyze the research findings.
Findings: Based on the thematic classification of the research, the mentioned studies can be divided into four groups: brownfield restoration and redevelopment, climate and water pollution and ecosystem, environmental and economic sustainability, and technology. The most frequent of this category is related to brownfield restoration and development.
Conclusion: It can be concluded that brownfield redevelopment is one of the important concerns and challenges facing urban designers and planners, which requires extensive and specialized studies to solve.
