Therefore, today in the economy of many countries such as Iran, which depend on the export of a single product such as oil, Tourism development can generate a lot of income. The city of Mehran By having important location and border and customs terminal and the shortest distance from important pilgrimage cities and the political capital of Iraq. are known with the dominant performance of services based on export, import and transportation of goods and passengers; Especially religious tourists for the huge procession of Arbaeen and Atbat - e Aliayat. So that every year more than 70% of several million religious tourists transit From Mehran city for Arbaeen. Therefore, identifying the obstacles and factors preventing the development of religious tourism in this city as the goal of this research is very important for its sustainable physical, economic, socio-cultural and environmental development. This research is descriptive-analytical in quiddity and practical in terms of purpose And the data and information were obtained using the library method and in-depth interview. The method used in this research is "grounded theory" or "contextual theory". The statistical population of this research includes 18 knowledgeable and expert people who were also active in the field of religious tourism and were selected by purposeful sampling. The interview with the target community continued until the saturation limit was reached, and the content analysis method was used to analyze the data. The data obtained from the interview was open, central and selective triple coding and 53 concepts and 8 categories were obtained from the data. The results of this research indicate the existence of a four-dimensional structure that includes obstacles; Economic, socio-cultural, infrastructure-management and environment. The results of this research can help the policy makers to adopt smarter policies and strategies in order to remove the mentioned obstacles for the mutual sustainable development of religious and urban tourism.         The purpose of this study is to investigate and evaluate the sustainability of Bandar Abbas neighborhoods with emphasis on modern urban planning indicators.The purpose of the present study is applied studies and its predominant approach is descriptive-analytical. Library and field methods (questionnaire) have been used to collect data.The statistical population of the study includes 152862 households living in Bandar Abbas. To determine the sample size using Cochran's formula, the sample size of 383 households was selected.Then, different dimensions of sustainable development (economic, social and environmental) were evaluated using the opinions of heads of households in different parts of Bandar Abbas.The results show that among the neighborhoods of Bandar Abbas in terms of social sustainability, Golshahr, Azadegan and Shah Hosseini neighborhoods have the best performance and posht shahr, Soro and duhezar neighborhoods have less social sustainability. Golshahr, Azadegan and Nayband have more stability and Tohid, Chahestani and Behesht Zahra neighborhoods have less economic stability than other neighborhoods. In the study of environmental indicators of sustainable development, Shah Hosseini, derakht e sabz and Golshahrz neighborhoods have the most environmental sustainability.         AbstractIn this study, the authors try to formulate appropriate regional development strategies in the comprehensive development strategy of Astara city and neighboring regions as well as prioritize development strategies in this area, taking into consideration the strengths, weaknesses, opportunities and threats. They have come to the fore and, using a descriptive-analytical approach, library studies and SWOT matrices have sought to develop a regional development strategy for the city of Astara.The findings of the study indicate that, given the internal (strengths and weaknesses) and external (opportunity and threat) scoring criteria, the strategies extracted from the SWOT matrix are in the offensive (SO) state and these strategies are: : Reduction of customs duties and removal of visas with the aim of facilitating trade and economic development of the border region, development of coastal tourism and medical tourism, expansion of geoeconomic relations with Caucasian countries.         The evolution of the geopolitical environment of the Southwest Asian security environment since the September 11, 2001, events has forced regional and trans-regional powers to take different approaches to the crises in the region. Since Syria has been a gateway for Iran's entry into the Arab world for many years, the axis of Iran's resistance to the Mediterranean and so on has been central. Therefore, weakening Syria, in addition to weakening the axis of resistance, will result in a reduction of Iran's regional influence and power. The present study is a descriptive-analytical one and the main purpose of this paper is to analyze the regional power of Iran in the light of Syrian geopolitical conflicts.         Emphasizing comprehensive and systematic approaches in housing planning and policy-making is an inevitable necessity. Given the importance of housing planning for low-income groups based on comprehensive approaches, the purpose of this study is to assess the feasibility of minimal housing programs and policies, with emphasis on territorial spatial arrangement approach in East Azerbaijan province. The research method in the present study is mixed (combination of qualitative-quantitative approaches), applied purpose and descriptive-analytical nature. Also, the statistical population of the study includes managers, officials and experts in the field of housing, which the sample size is estimated using the Delphi method and purposive sampling of 200 people. In order to analyze the research information, the partial least squares method has been used in Smart-pls software. The results show that the land management approach in minimal housing programs and policies in East Azerbaijan province has not been fully and comprehensively implemented. The main reasons for the impracticability of the territorial spatial arrangement approach in minimal housing programs and policies of the province in the province can be the lack of population stabilization and preventing further immigration to the capital of Tabriz, the involvement of brokers (lack of proper government intervention) in land and housing pricing and rents in cities and taxes He also pointed to vacant houses and the lack of accurate and intelligent identification of low-income groups (first to fourth deciles) and the lack of formation of special credit funds to facilitate the receipt and repayment of facilities.
