        Background and Objective: Housing is one of real phenomenon and primary subjects that human always face with and he/she is trying to it’s transition and finding proper , rational response for it. Currently , presented subject about housing at world level relate to deficiency and shortage of housing and resident units and also discussions about resident and housing units quality don’t regard in some places approximately. It is regarded for housing and resident planning in every city and finding housing quality space measurement response is one of basic requirements. So , the aim and purpose of current research is measuring housing indices space inequalities at Ardebil city in order to implementation correct and better planning for housing part. Method: Current research is applied according to aim& purpose and it is analytical- descriptive based on nature and used methodology. Requirement data were extracted from Ardebil city statistical data blocks at 1390. Research statistical society in Ardebil city at 1390 include statistical blocks. To investigation of inequality position of housing quality indices and recognition of space pattern , inequality development ; we have been used spatial statistical models , Hot Spot analysis, Morans I spatial auto- correlation in Arc/GIS software. Findings: According to implemented studies , Ardebil city blocks are located in inequality position based on housing quality indices and also districts , regions and sectors which they are located on Northwest and Western parts ; have improper situation about housing quality indices , but central and southern sectors of this city have proper position in mentioned subject.. Discussion and Conclusion: Housing quality indices with inequality distribution pattern in Ardebil city study by clustering method and also there is significant relationship between housing quality and social classes in this city. In recent years, the security of land occupation as one of the basic rights of households has attracted the attention of many international organizations and has led to the creation of new studies and currents of thought in the field of improving the security of occupation. In most of these studies, improving land security has been considered necessary to improve the living conditions of households. The purpose of this study is to investigate the role of land occupation security in organizing informal settlements in Yazd neighborhood and since achieving physical-spatial organization of informal settlements is not separate from physical, social and managerial issues, in this study Occupational security and variables of housing quality and managerial and service factors were considered in the mentioned projects. A review of the ruling literature on securing their right of possession showed that the security of possession has three dimensions: legal, perceptual and customary, and ignoring each of these dimensions and overemphasizing one dimension will reduce the results of executive policies.Methodology:The present research is descriptive-analytical. With the rapid growth of urbanization in the last century, especially in underdeveloped societies, followed by the natural growth of the population, migration and the shrinking of the household dimension, causing serious challenges in the city, including the reduction of housing quality and inequality in various physical, environmental, service, social and economic dimensions. has been Region 2 of Tehran city has a diversity of residential and housing quality due to its north-south orientation and stretching from the city center to the northernmost urban parts of Tehran. Housing is one of the vital needs of humans, for this reason, residents' satisfaction with the quality of housing in urban areas can be analyzed, and neglecting this important issue can cause housing inequality. The aim of the current research is to analyze the residents' satisfaction with the quality of housing at the level of neighborhoods in the 2nd district of Tehran. The research method of this research is descriptive-analytical with an applied nature, and it has been done in the collection of information through documentary and survey methods using the questionnaire method. The collected data were done using the sample t-test, satisfaction level of housing quality indicators, Pearson's correlation test and finally factor analysis. The findings show that the studied indicators (access, structural features, amenities, economic features, social features and environmental health) have a significant relationship with the research topic and even the components of each indicator. The results of the residents' satisfaction also indicate that the area is favorable in terms of having the indicators studied in the research. Finally, ten factors for housing quality can be identified from the perspective of street quality, building type, housing demand, cultural level, amenities, access to the station and transportation lines, quietness of the place, sound and air quality, ethnic and racial ratio, and municipal fees and taxes. The results of Pearson's correlation analysis indicate that the highest correlation was related to the indicators of amenities with accessibility and economic characteristics.Extended AbstractIntroduction:      The extent of the housing problem and its existing dimensions, including its quantity and quality in terms of scale and size, and in terms of various social, economic, cultural, physical, etc. dimensions, have given great importance to this sector. Housing is one of the basic needs of a family, which must meet their human needs and desires. If its lack is felt, it will lead to many serious crises in a stable society. According to the mentioned topics, the housing should provide advantages such as the location that includes proximity to the workplace, shopping, business and schools, the environment that expresses the quality of the neighborhood such as security and beauty, the ability of investment that expresses the capital reserve. Due to the characteristic of the housing in that it is immobile, it acquires characteristics from its surroundings that are in addition to its physical shape and dimension, so it is possible that a housing has high quality, but due to being far from services and jobs, from a social point of view, it has There is no value or its level is low, which of course, this problem can be seen in all rich and poor countries. The commercialization of urban housing, the culture of housing demand and rapid urbanization have caused the value and quality of housing to flourish, especially in metropolitan cities. The issue of housing quality has received much attention in recent years and has become the subject of scientific research in all fields, which indicates the quality of urban spaces and spatial justice, as well as expressing the general social, economic and environmental characteristics of different regions. Housing has always been the biggest concern of households because it is considered both as capital and as the main factor of quality of life, and this issue is more prominent in underdeveloped countries. So it is possible to consider the quality of real estate as a measure of the general quality of life that a citizen expects when buying a particular house in a particular urban area.Methodology:      The present research, in terms of purpose, is fundamental and applied and has an interpretive and analytical nature and in terms of method. In the collection of information, it has been done by documentary and survey method using the questionnaire method. Based on Cochran's (2007) methodological approach, we distributed 350 questionnaires through a cluster sampling method that represents the northern, middle and southern parts of this region in the form of neighborhood units in these three parts. We did this to have a more accurate conclusion. SPSS software was used to analyze the data and explain the relationships between the research components. After the demographic survey of the respondents of this area, we investigated the status of the research indicators from the T-Tech test from the citizens' point of view. Finally, factor analysis was performed to determine the most important indicators.Results and discussion:       Qualitative findings showed that the means housing and its existing dimensions, including quantity and quality in terms of scale and size and in terms of different social, economic, cultural and physical dimensions. In this regard, the present research has been conducted with the aim of analyzing the satisfaction of residents with the quality of housing with the approach of spatial justice in the 2nd district of Tehran in six indicators of accessibility, structural features, amenities, economic features, social features and environmental health.Conclusion:      One of the objectives of the current research was to measure the satisfaction of residents with housing quality by using housing quality indicators in the 2nd district of Tehran according to the special characteristics of this area, using a sample T-Tech test for all the components of the desired indicators to explain the relationship between They got done. The results of the test show the appropriate level of satisfaction of the residents with the housing quality in all components. Therefore, the results of the research show that the urban neighborhoods with the indicators studied in the research regarding the quality of housing can have a good satisfaction from the residents. Another goal of this research was zoning neighborhoods according to housing quality by using residents' satisfaction with indicators. Among the six indicators that were considered regarding the quality of housing, the results of residents' satisfaction indicate that the 2nd district of Tehran is favorable in terms of having the indicators studied in the research. In the first three indicators, i.e. accessibility, structural features and amenities, very high satisfaction has caused the desirability of the region, but in the next three indicators, i.e. economic features, social features and environmental health, despite the satisfaction and desirability, fewer neighborhoods in the 2nd district of Tehran are satisfied. have had a very high Based on the results obtained from the correlation analysis in the 2nd district of Tehran, the highest correlation is related to the indicators of comfort facilities with access and economic characteristics. In the current research, the results of factor analysis show that the first factor shows the highest load for street quality variables.The naming of other factors is as follows; The second factor is the type of buildings, the third factor is housing demand, the fourth factor is cultural level, the fifth factor is comfort facilities, the sixth factor is access to the station and transportation lines, the seventh factor is the solitude of the place, the eighth factor is sound and air quality, the ninth factor is ethnic and racial factor and the factor It is worth mentioning the tenth of municipal duties and taxes.         In order to improve the quality of houses in urban deteriorated area, a number of policies, plans and programs have been provided. In this regard,Residential units can be regarded as the physical manifestation of the idea of producing a large number of residential units in cities, especially in urban problematic textures. A point which is observed in the process of creating residential units in Iran, and in particular in Tehran, is that quantitative objectives have been prioritized in comparison with the quality indicators of housing planning, such as residential unit size, number of parking lots and etc... Therefore, this study, tried to evaluate the qualitative correlations of the physical fitness of renovated dwellings in Vahidieh neighborhood of Tehran, to determine the degree of conformity of the physical fitness of these buildings to the needs of their residents. After collecting data and analyzing information, it was found that in Vahidieh neighborhood the physical fitness of residential units could not be adapted to the needs of residents. In this case study, some indicators have had a significant effect on the decline in the quality of physical fitness. According to the results of the research, other factors affecting the reduction of the quality of physical fitness in the neighborhood of Vahidiyeh and its non-compliance with the needs of residents can be the lack of green space in the building and the residential environment, disproportionate cavern, car park margin status due to inadequate parking in renovated buildings, increased number of residential units, Parking, views of the building and residential unit, etc.Therefore, this study, tried to evaluate the qualitative correlations of the physical fitness of renovated dwellings in Vahidieh neighborhood of Tehran, to determine the degree of conformity of the physical fitness of these buildings to the needs of their residents.         Informal settlements have been one of the major outcomes and features of contemporary urbanization in developing countries, including Iran. Among all the problems that these settlements have, security capture is one of the most important issues that it faces. The right to housing is essential to improve the living conditions of residents in these settlements, and the lack of it leads to a lack of willingness to participate, lack of investment in improving housing and psychological harm in the residents. The purpose of this study was to investigate the relationship between occupational safety and physical quality of housing in the urban spontaneous area of Naysar, Sanandaj. The present study is a descriptive-analytic research method. Data were collected using a survey method and a questionnaire. Sampling was purposeful and from the 7730 households in the range, 366 households were selected using a Cochran formula with a confidence level of %93 for questioning. Data were analyzed by SPSS software including factor analysis, multivariate regression, Pearson correlation test, mean test and path analysis. The results showed that the factor of security of occupational security with a numerical value of "0.846" was more effective than contracting and experiencing security factors on the physical quality of housing in Naysar. Also, the results of the path analysis showed that there was a direct and positive relationship between security capture indicators with the quality of housing, the quality of housing in this area will increase as property security indexes increase Manuscript profile

        Housing, a pivotal structural element shaping urban environments, serves as a reflection of governmental attitudes in policy and planning. The extensive experience gained over decades through diverse policies, including government programs and urban-rural development projects in Iran, emphasizes its central role. This study aims to propose an effective policy for enhancing housing quality. The theoretical segment synthesizes principles from participatory planning, sustainable development, and the boom-axis. Employing a qualitative approach, the research utilizes the Grounded Theory (GRANDAD THEORY) for data collection and analysis. Fifteen in-depth interviews with knowledgeable elites on the subject constitute the primary data source, conducted through exploratory and descriptive phases. Subsequent to each interview, coding of the data ensued, employing the continuous comparison method across open, axial, and selective coding stages. The analysis revealed an optimal model for housing quality improvement with eight key components: effective policy design mechanisms, development plans, financial frameworks, institutional-legal structures, transparent regulatory mechanisms, educational initiatives targeting academic and popular elites, cultural mechanisms, and mechanisms for restructuring the housing framework. The establishment of a model to enhance housing quality is contingent upon the dynamic interaction with these identified mechanisms. Manuscript profile

        Providing housing for low-income groups is one of the problems for governments. Low-income households spend much of their annual income on housing, so it is imperative for every government to provide housing for the welfare of society. The importance of social housing is due to the provision of adequate housing for the lower deciles and the adjustment of its important challenges due to limited energy resources and increased demand. The building sector is one of the largest energy consumers in the world, especially in Iran. Proper housing design avoids energy waste. Therefore, social housing design with the approach of optimal energy consumption as macroeconomic and social policy is considered in this study. If Iran continues the same process in energy production, transmission, distribution and consumption, it will pose a serious threat to the economy. The overall goals include reducing the share of housing in the living cost basket and optimizing energy use in social housing. The research method is analytical, field and simulation of the proposed model in Tehran, while maintaining affordable prices, respond to the housing demand by optimizing energy consumption. Initially, social housing was designed in accordance with design standards and based on cost, optimization of energy-efficient parameters such as form, orientation, neighborhood, details of building components, etc. and finally it was shown that the proposed scheme was more desirable than the existing one.
