Abstract :
The wear and tear of the urban fabric and its internal elements occurs due to the old age or the lack of a development plan and technical supervision on the formation of that fabric, and its sustainable regeneration in social, economic, physical, environmental, etc. Future research approach is necessary in order to improve the quality of life and achieve sustainable development. The purpose of this research is to investigate the key drivers of sustainable regeneration of worn-out tissues of Kermanshah metropolis with the approach of future research and scenario writing. The type of applied research and its investigation method is analytical-exploratory. 30 experts were polled as a statistical sample through the Delphi technique. The data collection tool is a researcher-made questionnaire, which was confirmed through face validity and Cronbach's alpha reliability (0.736). The driving factors were determined by using Micmac software and several uncertainties were considered for each of them. Then, important scenarios were developed using Scenario Wizard software. The results show that the variables of encouraging investors in the process of renovation and improvement, improving the income and employment of residents, good urban governance, the performance of supervisory and inspection bodies, reducing the bureaucracy system, exempting the builders of residential units from duties and tariffs and The gap between the planning levels of national development and urban development respectively have the greatest influence on the sustainable regeneration of worn-out tissues. Examining the variables based on the output of Micmac software shows the stability of these areas. In addition, the degree of filling is equal to 83.29%, which shows the great influence of the variables on each other. The results obtained from the Wizard scenario software indicate that the future of sustainable regeneration of worn-out structures in Kermanshah metropolis is in an unfavorable situation and the possibility of organizing worn-out structures in the studied area is low from the point of view of sustainable urban regeneration and requires It is the serious attention of urban planners and managers.
