Abstract :
Studying the housing market is important both in terms of being an asset and in terms of the services it provides as a shelter. If we pay attention to the aspect of having housing, it is important to note that one of the main decisions of economic factors (especially households) is to choose the right combination of assets or in other words the optimal portfolio to maximize long-term utility of housing prices, especially housing. In large cities, it can be considered the most prominent feature of this sector. Considering the effect of price fluctuations in housing prices on household welfare and the real sector of the economy, it is important to study this issue. Due to its different dimensions and complexity, as well as its great importance in people's lives, the category of housing requires great care and attention. Therefore, it is necessary to conduct several studies in this area so that future predictions are accurate and can be cited. The prediction model of Hadanik housing and neural network in Sahand city was examined. The results showed that the Hadanik model provided a more accurate forecast in terms of real price in Sahand city. Therefore, with this method, effective components in Sahand city housing were prepared. Housing of each section was shown in the form of AutoCAD map. The coefficient of importance and impact of each component was also expressed separately and the future price forecast of Sahand town lands was presented and the quality of services and infrastructure and the progress of each area of Sahand were also presented separately.
