Abstract :
Introduction: The biggest characteristic of historical textures is having valuable and intangible heritage and potentials that can be offered, but the most important challenge in facing these textures is adopting intervention. Is the middle to consider their protection and development. Historical textures with physical, socio-cultural, economic and environmental attractions of the past. Urban regeneration is a sustainable and comprehensive approach that has tried to solve problems and improve the overall situation of cities, and paying attention to physical regeneration planning provides a good opportunity to obtain a suitable place for historical textures.
Aim: The valuable historical textures of Shiraz has a special capacity to maintain and promote values while meeting the needs of people's daily lives. Therefore, the present study seeks to explain the pattern of factors affecting the physical regeneration of the historical textures of Shiraz
Method: This research is taken from the interpretive paradigm and is in the category of developmental goals and qualitative approaches. The data collection method is survey and the sampling method is purposeful. Grounded theory strategies have been used to explain the pattern. In this study, in order to achieve its goals, in-depth semi-structured interviews were conducted with 27 experts, including users and users, infiltrators and stakeholders. Based on the data theory of the foundation, the collected documents were analyzed in 165 open source, 127 concepts, 53 sub-categories and 9 main categories and the desired pattern was explained.
Conclusion: The obtained model indicates that in the physical regeneration of the historical texture of Shiraz with irreplaceable, tangible and intangible heritage, including historical monuments, historic buildings, should be repaired, beautified and strengthened tourism on the agenda. Also, along with physical and functional organization in the context of developing local rules and regulations appropriate to the context, the field of creativity and partnerships and economic activities to provide the result to strengthen the identity and sense of place in this valuable context
