Developing strategies for sustainable regeneration of dilapidated urban fabric within the framework of components and criteria based on it (Case study: Mohammad Abad neighborhood of Mashhad)

Abstract :
MohammadAbad neighborhood of Mashhad, which is an area with an initial rural core,has become an annexed city and one of the eastern outskirts of the city during the development and expansion of Mashhad, without planning and arbitrarily, with the same initial rural structure.Unwanted, unplanned, spontaneous, informal and illegal developments have turned this neighborhood into one of the worn-out areas of the city with a multitude of problems and shortcomings.With this in mind, the present study is trying to identify the factors and signs of wear and tear and identify the challenges and issues in Mohammad Abad neighborhood, and propose and present operational and strategic solutions to recreate this texture.In order to achieve this goal, a qualitative methodological approach and semi-structured interviews with local residents and experts from urban institutions were used.The size determined for the two groups, based on the theoretical saturation sampling method, was estimated to be 54 and 12 people,respectively.The exploratory data analysis from the interviews was conducted based on the strategy of “conventional content analysis” and “summary content analysis.” The findings indicate the identification of 134 initial codes, 69 of which are related to environmental, socio-cultural, economic,and institutional damages and challenges of the dilapidated fabric of Mohammadabad, and 65 are related to regeneration strategies (these codes are detailed in Tables 4 and 5).It should be noted that the implementation of these strategies allows urban officials and managers to achieve the goals of regenerating the dilapidated fabric by implementing targeted interventions.
