Evaluation of physical development of Tabriz in terms of compactness by ranking of smart urban growth indicators (Case study of zone 2, 4 and 7)

Abstract :

 

Due to the urban sprawl in the world that has been created as a result of urban development, extensive changes in cities and their populations have led to demographic and environmental crises. New strategies, including smart growth, have been proposed to overcome this challenge. The smart growth strategy is an attempt to guide cities towards a more sustainable environmental approach. The method used in the present research is descriptive-analytical and survey-applied. Evaluation and ranking between regions were performed using Topsis and Anthony techniques along with ANOVA test. To evaluate the density of Tabriz city, Tsai method, Holdern model, etc. have been used. The results of the research show that two districts of Tabriz were ranked first with the TOPSIS 0.7358, and the seventh district with the Topsis 0.0479 was ranked last. Also, ditrict 4 of Tabriz Municipality with a TOPSIS score of 0.0928 has a semi-district. Also in terms of compaction, both the Tsai and the Holdern models show that the growth rate due to the city’s population has increased from 87.31% to 95%, which is a sign of more compactness of this metropolis during the period 1996-2016. Analysis of the coefficient of the surface of the buildings also shows that with the increase of this coefficient in the city of Tabriz, the density of this city has increased. The average of this coefficient for 2006 was 2.51 and for 2016 was 2.99, which indicates an increase in compaction and density.
