Abstract :
Introduction and Objective:In recent years urban decay is a new phenomenon in Central part of cities that has been associated with physical and social consequences. Arak is also reflected in inner of Arak city. Purpose of this study is to investigate the characteristics of the socio - economic and population changes in a decade that explained why and how it affected the body from the content (residents). Methodology:Research strategy, deductive, correlation – analytical methods and was used Survey and evaluation of library resources. Study area, inner of Arak city. The sample size determined by using Cochran formula, 350 residents randomly selected 95% confidence level and In order to analyze field data, was used software (SPSS) in tests (Chi-Square) and (Cramer). Results:Physical and socio-economic research findings have been made in two parts. Extreme instability and impermeable fine with 30% of blocks is the components of the physical characteristics.
