Abstract :

Urban regeneration is a step beyond the goals, aspirations and achievements of urban renewal, urban development and urban revitalization. In worn-out tissues, considering the extent and severity of the issues that plague these tissues; The most efficient approach that can be adopted to face the shortcomings and inadequacies is the participatory approach. The experience of tactical (practical) urban development with a bottom-up approach and the active presence of people as the main audience, emphasizing social participation and the voluntary aspect, actively and consciously. , freely and responsibly is necessary and important, which is defined in two main axes of theoretical and practical value. Conducting this research and solving its main problem is a help to eliminate the theoretical vacuum and knowledge weakness related to the effect of the strategy of "participation" in "urban regeneration" with the approach of "balanced renewal theory" in the direction of urban management. The upcoming research method is descriptive-analytical and based on the applied goal. These researches are using the cognitive background and information provided through basic researches to solve human needs and to improve and optimize tools, methods, objects and patterns in order to develop welfare and comfort and improve the level of human life. The results of this research show It was stated that participation in management has the most crisis in order to achieve the goals of the research, and other cases are also stated in the order of problem solving priority. Also, at the end of the research, the classification proposed by the authors to complete the 9 networks of the theory of balanced modernization has been explained.
