Social and Economic Effects of Gentrification stemming from Aggregation Policies (case of study: District 15 of the city of Tehran)

Abstract :
The main objective of this paper is to identify and analyze the socioeconomic effects of modernization of dilapidated areas as a result of aggregation policies in the city of Tehran. This research made use of the survey method and needed data were collected from a stratified random sample using a questionnaire. The research population of the study consisted of all the residents aged 24-80 in district 15. After reviewing related theories, at the end a theoretical model was designed. Data were analyzed through, inferential statistics by using the SPSS software. the effects of modernized aggregation on social and economic dimensions were measured through Pearson's test. The most significant relationship was in the social dimension of the level of sense of belonging (0.335), participation (0.334), security (211/0), social services (0.616). In economic dimension, the highest ratio is in land and housing arrangement (0.269), investment (0.129) and income and expenditure (0.106). pathway analysis of the results showed that the most significant and strongest effects of the accumulation of modernized textures can be direct impact on the variables of participation (0.406), security (0.340), land and housing (0.448), income and expenditure (380 / 0), and social services (0.318).
