ملخص المقالة :
این پژوهش با هدف ارزیابی و تبیین بازآفرینی بخش مرکزی شهر تبریز با رویکرد رشد هوشمند و در راستای توسعه پایدار محلات آسیب‌پذیر منطقه ۸ تدوین شده است. این مطالعه، از نوع کاربردی بوده و به روش توصیفی-تحلیلی بر مبنای مطالعات کتابخانه‌ای انجام شده است. جامعه آماری تحقیق شامل کارشناسان و ساکنان بافت مرکزی است. در مرحله نخست، از روش دلفی با نظرخواهی از خبرگان استفاده شده و در مرحله دوم، با بهره‌گیری از معادلات ساختاری و نرم‌افزارهای SPSS و AMOS داده‌ها تحلیل شده‌اند. یافته ها نشان می‌دهد که در وضعیت کنونی، مقیاس‌های طراحی، پیاده‌محوری و عدالت بین‌نسلی اجرا شده‌اند، در حالی که سه شاخص مدیریت و بهره‌وری، مشاغل پایدار و ارزش‌آفرین در مرحله بالقوه قرار دارند. علاوه بر این، شاخص‌های زیست‌محیطی بیشترین اثرگذاری مستقیم و غیرمستقیم و شاخص فرهنگی نیز نقش مهمی در بازآفرینی با رویکرد رشد هوشمند ایفا کرده‌اند. بنابراین، در بازآفرینی بخش مرکزی تبریز، باید شاخص‌های بررسی‌شده به صورت همزمان و یکپارچه در پروژه‌های بازسازی بافت مرکزی به کار گرفته شوند تا به پایداری هوشمند دست یابند. شاخص‌های نهادی با ۲.۴۱ و اقتصادی با ۲.۲۰ وضعیت مشابهی نشان می‌دهند. ارتباط مثبت و معنادار بین شاخص‌های رشد هوشمند و بازآفرینی با اطمینان ۹۹ درصد تأیید شد.
