ارزیابی و تحلیل کاربری اراضی شهری در محلههای آشان و سرچاوه شهر سردشت

چکیده مقاله :
ارزیابی کاربری اراضی شهری، منعکس کننده تصویری گویا از نظرسیمای شهری و نیز تخصیص فضای شهری به کاربرد های مختلف مورد نیاز در طی زمان و در جهت رسیدن به اهداف توسعه شهری است. اطلاعات شهری متشکل از دو نوع داده شامل نمایش های مکانی و داده های توصیفی املاک می باشد.اطلاعات مکانی به طور کلی و اطلاعات مربوط به ممیزی عواید و ثبت اراضی و املاک بیشتر به طور خاص، بخشی ضروری از زیرساخت های اساسی یک شهر است. هدف مقالۀ حاضر،که حاصل دستاوردهای ستاد ممیزی املاک توسط نگارنده است تکمیل و ارتقاء بانک اطلاعات کاربری اراضی در قالب مطالعۀ موردی شهر سردشت می باشد. جامعه آماری این تحقیق را محله های شهر سردشت تشکیل می دهد که از بین آن ها 2 محله به عنوان نمونه انتخاب گردید. روش تحقیق مبتنی بر روش های کمـی در تجزیه و تحلیل با استفاده از نرم افزار Arc GIS ver.10.1بوده است. در این مقاله سعی شده که با بکارگیری ابزار اساسی موجود در فناوری GIS،به مساله جمع آوری و آماده سازی داده های مکانی و همچنین پراکندگی کاربری های شهری پرداخته شود. طبق پـژوهش های انجام شده، نحوه توزیع فضاهای خدمات دهنده شهری چون مراکز اداری، آموزشی، بهداشتی و فضای سبز و... متناسب با نیاز شهروندان نبوده و باعث نارضایتی بسیاری از آنان شده است. همچنین نتایج نشان داد که بین کاربری های وضع موجود در منطقه با کاربری های منظور شده در نقشه طرح تفصیلی شهر سردشت تفاوت وجود دارد. بنابرین می توان با استفاده از کاربری اراضی بایر و نظامی و اختصاص آن به کاربری خدماتی، افزایش طبقات ساختمانی و بالا بردن تراکم در واحد سطح کمبود خدمات رفاهی منطقه را جبران نمود.
Assessment urban lands is, reflecting an illustrative image, in terms of urban landscape. The urban information consists of two kinds of data including spatial view and property descriptive data. It consists of two types of data including spatial representation and property descriptive data. Spatial data generally and data related to revenue Survey and registering further lands and property, specifically are essential parts of basic infrastructures of a city. The objective of this study which is a result of achievements of property Survey chiefs by the author is completing and upgrading property database in the Sardasht city as case study. The statistical society constituted of Sardasht neighborhoods which two neighborhoods were selected among them. The research method has been based on quantitative methods in analyzing by using Arc GIS ver. 10.1.in this study we have tries that by means of available tools in GIS technology, investigate the issue of collecting and preparing geospatial data, as well as the dispersion of urban lands. Based on conducted studies how the distribution of urban service providers like administrative, educational, health and green spaces centers...are not match with citizen’s requirements and has caused dissatisfactions for many of them. Also results indicated that there is difference between usages existing in the region with usages included in the detailed plan map of Sardasht. Therefore it can be possible to compensate lack of welfare services in the region by using military and desert lands and assign it to survive provider usages, increasing building floors and increasing density per unit area.
